'~ Section 1.
That Pl~ed Development Number 15 is hereby established for a cen~n 24.495 acre tract ofl~d
located west of F.M. 423 ~d Standfidge Drive, adjacent to Lake Le~s~lle, situated in the
Mc~ & W~ Su~ey, Abstract No. 938, ~d the H. Hedgecoxe Su~ey, Abstract No. 533,
Denton Count, T~, ~d more specifically described on the attached E~bit & pro~ding for the
follo~ng uses:

A Special Use Permit shall be required for all uses otherwise requiring a Special Use Permit
in the (SF-4) Single Family Residential District, in accordance with Appendix A, Section 10
of the Comprehensive Zoning Ordinance, as amended. Such Special Use Permit(s) shall be
subject to the conditions established in Appendix A, Sections 10-900 and 10-2200 of the
Comprehensive Zoning Ordinance, as amended, and shall be developed in accordance with
all applicable regulations.
Section 2.
That development shall be in conformance with the Conceptual Development Plan, attached hereto
as Exhibit B.
Section 3.
That development shall be in accordance with the following special conditions, restrictions, and
regulations.
1. The maximum density shall be 4.0 dwelling units per acre.
2. Front entry garages may be permitted for those lots adjacent to open space such as flood
way/flood plain, Office Creek or Lake Lewisville. Areas to be excluded from the alley
requirement shall be determined at the time of platting.
3. The minimum dwelling unit size shall be 1,600 square feet.
Section 4.
That the Official Zoning Map is hereby amended to reflect the action taken herein.
Section 5.
Penalty Clause
That any person, firm or corporation violating a provision of this ordinance, upon conviction, is guilty
of a misdemeanor and shall he subject to a fine in a sum not to exceed Two Thousand Dollars
($2,000.00) for each offense and a separate offense shall be deemed committed upon each day during
or on which a violation occurs or continues.
Section 6.
Severability Clause
That the provisions of this ordinance, if held invalid or unconstitutional by a Court of competent
jurisdiction, shall not affect the validity of the remaining portions of this ordinance; and the City
Council hereby declares it would have passed such remaining portions of the ordinance despite such
invalidity, which remaining portions shall remain in full force and effect.

Section 7.
Savings Clause
That Ordinance Number 61, otherwise known as the Comprehensive Zoning Ordinance, as amended,
shall remain in full force and effect.
Section 8.
That this ordinance shall become and be effective on and after its adoption.
