The Planning and Zoning Commission of the City of The Colony, Denton
County, Texas, convened its regular monthly meeting, open to the public,
at the City of The Colony City Hall, Denton County, Texas, at 6:30 p.m.,
Monday, July 11, 1977, and the following persons were present:
Cathy Bock Planning and Zoning
Harry Hunsicker Planning and Zoning
Mike Mansfield Planning and Zoning
Art Welty Planning and Zoning
with Bob Brown absent; however, the members present constituted a quorum.
Also present were Rick Chadwick, Ex Officio member of the Planning and
Zoning Commission and Frank Graham, Fox and Jacobs.
The meeting was called to order by Mike Mansfield, Chairman of the Planning
and Zoning Commission. The minutes were submitted from the June 23, 1977
meeting for the members' approval. A motion was made by Harry Hunsicker
to accept the minutes as submitted and was seconded by Cathy Bock. The
motion was put to a vote and carried by the following vote:
Ayes: All members present voted aye
Noes: None
The building codes were then discussed. Mike Mansfield advised Commis-
sion members that a building code ordinance should be put together for
submission to the City Council. This was to be taken under advisement.
Liability to the Commission members was then discussed. Since the
Planning and Zoning Commission serves only in an advisory capacity,
there is no need for liability coverage.
A discussion was then held on the possibility of a potential builder
being refused a building permit. He would then be allowed to file an
appeal with the Baord of Adjustment.
Deed restrictions were then discussed. Bill Davis, the city attorney,
is in the process of composing a city ordinance to cover all necessary
requirements in the deed restrictions.
Frank Graham suggested that we get with Schrickel, Rollins to obtain any
information we might need regarding subdivision regulations, etc. He
suggested that we utilize their services as much as possible.
· Linda Adams then arrived and advised Commission members that the uniform
building codes would be discussed at the City Council meeting following
the Planning and Zoning Meeting. Rick Chadwick advised the members that
MUD utilized the City of Dallas plumbing codes except for slight modifi-
cations.
Harry Hunsicker suggested that we start with the minimal building codes
and supplement them as we go along.
It was suggested by Mike Mansfield that everyone read some of the surround-
ing areas' subdivision regulations for reference in submitting ours.

The Davis property was discussed as to the intended use of the land by
the potential buyer.
Mike Mansfield asked for any additional business. The next regular meeting
of the Planning and Zoning Commission will be held on the 8th of August.
A motion was made by Harry Hunsicker to adjourn the meeting and seconded
by Cathy Bock. The motion was put to a vote and carried by the
following vote:
Ayes: All members present voted aye
Noes: None
